MINUTES <br /> New Brighton Economic Development Commission Approved <br /> Special Meeting—March 29,2011 <br /> 7:30 a.m. <br /> Members/Liaisons Present: Mike Murlowski,Marie Hansen,Dennis Flahave,D.L. Beach, Bob <br /> Benke, Terri Snell,Bob Smith <br /> Members/Liaisons Absent: Gina Bauman,Marie Hansen <br /> Staff Present: Grant Fernelius-Community Development Director; Janice Gundlach-City Planner, <br /> Katie Bruno-Office Assistant. <br /> Consultants Present: Mark Ruff <br /> The Following were present from Northmarq: <br /> Jon Rausch <br /> Tom Stella <br /> Erik King <br /> Luke Appert <br /> Jon Rausch reported he has done extensive work in the North Metro along I35W. Tom Stella stated his <br /> primary focus is office space. <br /> Commissioner Murlowski asked for elaboration on the recent sales. Mr. Raush stated the most recent <br /> was the Blaine Preserve Business Park; located at 95th Ave and 35W. A church at the same location, <br /> and a speculative development project in Rogers. <br /> Commissioner Snell asked if the Blaine location is similar in value to the New Brighton area. Mr. <br /> Rausch responded that New Brighton is a little better location,with better exposure,and able to <br /> accommodate office space well. <br /> Commissioner Flahave asked if pricing would differ from the east and west side of Old Highway 8 NW. <br /> Mr. Rausch responded it would because of the exposure to I35W and 1694. <br /> Commissioner Snell questioned of the group sees the negative environmental history as a deterrent. <br /> Mr. Rausch explained the City will work with engineers to assure a clean site is delivered. <br /> Accessibility issues were discussed; it was noted direct access from I694 to Old Highway 8 would be <br /> beneficial,however other options are available, and the visibility is a strength. <br /> Commissioner Snell questioned the competition. Mr. Stella noted the immediate areas include TCAAP, <br /> and Twin Lakes;however it was noted the New Brighton parcels are further ahead,and that adds <br /> confidence and credibility. <br /> Mr. Rausch suggested it may be beneficial to allow the re-platting of defined lots to accommodate <br /> various size needs. Director Fernelius noted the City is currently in the process of doing so. <br /> Director Fernelius asked for the marketing approach Northmarq would use. <br /> Erik King noted they have a three prong approach;the first being distribution of brochures,the second <br /> being marketing with the broker community through various local and national publications, and the <br /> third being marketing directly with the end user. <br />
