PLANNING REPORT <br /> DATE: April 15,2011 <br /> CASE: SP2011-006 <br /> SUBJECT: Special Use Permit to Allow an Amendment to a Previously Approved <br /> Comprehensive Sign Plan <br /> APPLICANT: Marla Ordway on behalf of Pratt Ordway Properties <br /> REQUEST&BACKGROUND <br /> The applicant is requesting a Special Use Permit to allow an amendment to a previously <br /> approved, and amended, comprehensive sign plan for Main Street Village. The existing sign <br /> plan, including the previous amendments, is attached to this report. This specific request would <br /> be to allow a larger wall sign for the corner tenant of Building E, which is the retail building <br /> located at the corner of 5th AVE NW and County Road E2. The current sign plan allows for a 28 <br /> SF wall sign. The proposed amendment would be to allow a 48 SF sign for the corner tenant of <br /> Building E, as this corner tenant is considered a major tenant in that it encompasses the largest <br /> space in the building. <br /> The original sign plan dates back prior to 2005. The sign plan has been amended at least three <br /> times since its adoption. The amendments addressed allowing directory-style signs (which were <br /> never implemented) and allowing certain buildings the use of ground signs. The comprehensive <br /> sign plan procedure is such that developers can cater sign plans to meet specific needs in <br /> redeveloped and shopping center areas, however any time a change is requested it must be <br /> reviewed and approved through the Special Use Permit process.
