Worksession Item <br /> $11'0 Li COMMUNITY DEVELOI'MEN I <br /> 4 N E W DEPARTMENT <br /> the city that works for you MEMORANDUM <br /> i <br /> DATE: August 5, 2011 <br /> TO: Dean Lotter, City Manager eg+F <br /> FROM: Grant Fernelius, Community Development Director <br /> SUBJECT: August 9th Work Session on Marketing of East Side Commercial Sites <br /> Next Tuesday staff has invited our marketing/development partners from Ryan and Colliers <br /> (formerly Welsh Co.)to update the Council on their efforts to market the east side commercial <br /> sites. As an aside, Welsh Co. is in the process of being acquired by Colliers International. <br /> However,there has been no change in the staff. Since the Council approved the listing and <br /> development services agreements in late June, each company has been busy preparing various <br /> materials, including a concept plan and related marketing literature. These documents will be <br /> essential in promoting the sites to prospective users. Staff has also been involved in providing <br /> background information and feedback on concept designs. <br /> As you are aware,the City's partnership with Ryan and Colliers was highlighted in an article in <br /> the July 18th Minneapolis Star Tribune business section(see attached). The next crucial steps <br /> include finalizing the site concept plan,marketing materials and signage. Since the Council has <br /> not formally met the team (the EDC did interview each group), staff felt it was appropriate to <br /> introduce the key players and talk about the general marketing strategy. This information was <br /> shared with the EDC during the interview process this past March. <br /> The goals for Tuesday evening are as follows: <br /> 1. Introduce staff from Ryan and Colliers. <br /> 2. Review general marketing strategy and timelines. <br /> 3. Review site plan concept and sample marketing materials. <br /> a. Site layout <br /> b. Possible zoning code implications (i.e. setback,parking, etc.) <br /> c. Types of potential users, including tech-flex for Parcel D <br /> 4. Discuss next steps in the process. <br /> As contemplated under the development services agreement, Ryan is in the process of getting <br /> quotes on additional geo-technical testing. This information will be needed to better understand <br /> site development options. Once this information is collected, staff will work with Ryan and <br /> Colliers to determine build-out scenarios, building sizes, parking needs, values and timing. <br /> Ehlers will then update the New Brighton Exchange financial model to reflect this new analysis. <br />
