As of a few days ago, and after a long battle with <br /> some residents, all former tenants have vacated the 2130 and 2160 buildings and all units have been torn out <br /> except one unit which is being treated for bedbugs. As a precaution, we are also treating all units in the 2100- <br /> 2160 buildings for roaches. About ten units have been painted to near completion, and are currently getting new <br /> lighting, doors, cherry laminate flooring, carpet in the bedrooms, and new ceramic foors in the bathrooms. <br /> Where we are ready for them, new kitchen cabinets with granite countertops and new bathroom vanities <br /> are being installed. Due to the extensive damage to the walls and ceilings, we are re-texturing all ceilings and <br /> spraying a coat of orange peel texture on the walls. This extra step has slowed us down a bit, but should be well <br /> worth the delay as the quality of our finished product will be greatly improved. New interior doors, closet doors, <br /> and shelving are beginning to be installed. Currently, this is probably about four units, but should start to move <br /> fast now. We have added bathroom fans and ducting to many units where no fans previously existed. All units <br /> are in the process of having new tubs and tub walls installed. All new plumbing, from the shut-off valve out, is <br /> being installed currently. We have installed new tubs and tub walls in about one-half of the vacant units. In <br /> the 2130 and 2160 buildings, we are installing new balcony doors in all second and third floor units. There are <br /> about five left to install. With the exception of ten units, all units have been primed from top to bottom with KILZ <br /> primer/sealer. We plan to have all units primed by the end of next week. <br /> New roofs on the 2130 and 2160 are being finished up this week. The 2100 building roof is in decent shape, but <br /> there are patches to be done, which should start next week. The siding is currently being torn-off the 2100-2160 <br /> buildings and new, steel siding, should begin to be installed next week. The garage roofs have been completely <br /> replaced and all garages have been emptied, with the exception of seven, which we hope to have control of by <br /> Oct. 22. The garages should be painted by the end of next week, and we will install new garage doors after all <br /> other work is completed. We are currently getting bids on new signage and are going to change the name of the <br /> property. <br /> All existing awnings have been torn off the buildings and new awnings are currently being bid. Blacktop will be <br /> done in the spring. We have taken about thirty 30-yard dumpsters of junk and old construction materials off of <br /> the site. <br /> As far as the 2100 building (the previously vacant and gutted building), we have installed new fire- <br /> blocking, entirely new electrical services to each unit and are finishing the installation of french doors on the <br /> balconies to match the work that had been started on the building. Due to the amount of work required in this <br /> building, the construction will take some time and I hope to be completed by the end of December with this <br /> building. For the 2130 and 2160 buildings, we have ordered stainless steel appliances, which should start to go <br /> in to some units next week. It is my hope to have a few units in the 2160 building completed by the end of next <br /> week. After we complete a few units, things will start to move faster and I hope to complete all units in the 2130 <br /> and 2160 buildings by the end of November. <br /> New glass entry doors will be installed for all buildings, but this will be done as we finish up construction in each <br /> building. As always happens during renovation, we have run into a few problems that we didn't expect, but we <br /> are solving them as they come up. The crews have done a ton of work to date, and it has been an uphill battle <br /> all the way, but we are beginning to see the top of the mountain. It is my hope that few people will recognize <br /> the property by the end of November. I know I've probably forgotten some of the things we've already <br /> accomplished, but I tried to include everything I could remember. Please feel free to contact me with any <br /> questions.
