We asked Demetrius Epps and Tiffany Ellis(unit#15)to vacate early, and they did vacate unit on September 20. <br /> The windows that were broken by Tiffany(from police report)have been repaired. <br /> 2. Mya Smith—unit#12—We got WRIT and the Sheriff posted the 24 hour notice on Tuesday. However,our <br /> caretaker found that there were people in the unit who are not willing to vacate(we do not know whom they are <br /> as they are not on the lease).We have called Ramsey County and a Sheriff is scheduled to physically remove all <br /> occupants on Tuesday(the earliest they could do this). Once we know they are gone,we will immediately change <br /> locks. <br /> 3. Lois Barton—unit#4—we got WRIT and she vacated after Sheriff posted notice last week. <br /> 4. We have 4 units that we will not be renewing their lease(units 3,9, 10,and 14).The leases expire either October <br /> 31 or November 30. <br /> 5. We have had a lengthy discussion with our caretaker, Papa,that we need him to take a more active role in <br /> knowing the tenants, and letting me know which was are concerns. He has agreed to do this. <br /> 6. The stairwells have been painted. <br /> 7. The hallway painting project is starting today. <br /> 8. We have a bid to replace the carpet in the stairways,and am waiting on approval from owner. <br /> 9. We also have plans to shampoo all carpet in hallways. <br /> 10. As you know we have given our approval to have Opportunity Neighborhood do their"Courtesy Service"for the <br /> building.Opportunity Neighborhood is just waiting to hear back from all other Property Managers/Owners. <br /> 11. We signed a contract with another background screening company—RHR. We will be running 2 background checks <br /> for the next 30 days for all new residents—one from RHR and one from Core Logic/Safe Rent(our existing <br /> company). We will review after 30 days to determine which appears to dig down deeper to get more information <br /> to better determine the good prospective tenants from the bad ones. <br /> I will continue to keep you apprised of our progress. We attempting everything we can to be able to reduce the number of <br /> police calls.
