I . All landscaRing must be completed in advance of issuance of a <br />Certificate of Occupancy or final inspection, whichever is applicable. <br />In the event occupancy is requested prior to completion of the <br />landscaping requirements, a Letter of Credit equal to 100% of the total <br />cost to complete the landscape plan must be submitted to the City. <br />When occupancy of a building does not apply to a project, all required <br />landscapinm shall be completed within one year of the date of <br />construction commencement. <br />2. Continued maintenance of all required landscaping is a requirement of <br />this section. Plantin s shall be maintained in a neat and health <br />condition. Plantings which have died shall be replaced in accordance <br />with the approved landscape plan on 'file with the City. <br />G. Alternative Landscaping Options: The City encourages the use of special <br />design features such as xerisca in 7 low water requirements), rain <br />gardens bioswales roof top gardens,native landscapes, and integrated <br />pedestrian facilities. To encourage the use of these special design features <br />the City acknowledges flexibility may be necessary depending on sl2ecific <br />site circumstances/characteristics. The Planning Commission and City <br />Council may consider alternatives to the requirements of paragraphs C or <br />D of this section when a narrative accompanies the required landsca in <br />plan outlining how the landsca in lan meets the goals outlined in <br />paragraph A of this section. The alterative design shall be allowed at the <br />discretion of the City Council, with a recommendation by the Planning <br />Commission only if it is determined the stated goals are adequately <br />accomplished. <br />Adopted this 25`h day of October, 2011. <br />David Phillips, Acting Mayor <br />Dean R.
