RESOLUTION NO. <br />11-108 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br />ESO�'UTION MAKING FINDINGS OF FACT AND APPROVING A SITE PLAN. <br />IHE' EAS, an application has been made by Quality Corporation on behalf of Hypro/Pentair Water <br />for ponsideration of a Site Plan in order to construct a 73' x 43' canopy addition at the rear of <br />the iexistmg industrial building located at 375 5" Ave NW, and <br />AS, the procedural history of the application is as follows: <br />1An application for a Site Plan was received on September 30, 2011. <br />2. 1, 'he Site Plan application was deemed incomplete in a letter dated October 12, 2011. <br />3. On October 25, 2011 the applicant submitted the necessary materials in order to provide a <br />complete application and a letter was sent on October 31, 2011 notifying the applicant the <br />1 Annlication's status is now considered complete. <br />4. he Planning Commission reviewed the request on Novem <br />'ber 15, 2011. <br />5. The Planning Commission recommended approval of the Site Plan application. <br />6. 1 f fhe City Council considered the request on November 22, 2011. <br />II <br />AS, the Planning Commission and City Council make the following Findings of Fact with <br />req ect to the Site Plan (LP2011-006): <br />1. e property currently contains a 62,001 SF building utilized for warehouse, manufacturing <br />d office uses. <br />2. The property is zoned I-2, Heavy Industrial. <br />3. The property is guided in the 2030 New Brighton Comprehensive Plan for BP, Business <br />4. The existing property area is 10.25 acres. <br />5. The applicant is proposing to construct a 73' x 43' canopy addition at the rear of the building <br />near the loading dock area. The sole purpose of the canopy is to protect recycling containers <br />from snow/rain and does not constitute an expansion of the building's floor area or impact <br />any parking stalls or maneuverability of the parking lot. <br />6. The Planning Commission and City Council reviewed building setbacks, floor area ratios, <br />building height, parking, landscaping, and exterior building material requirements as outlined <br />I in the Planning Report & Exhibits dated 11/10/2011 and determined the proposed canopy <br />II addition met all requirements of Section 6-150 and Chapter 11 of the Zoning Code. <br />71 The Planning Commission and City Council recommended approval for a Site Plan in <br />accordance with Zoning Ordinance Section 8-010, subject to conditions. <br />I\Com unity Development\I1-22-2011�LP2011-006 (Hypro) - RESOLUTION.doc <br />
