Other Considerations: None <br /> STAFF COMMENTS <br /> The proposed lot line reconfiguration allows the applicant to construct a detached garage on Parcel A to <br /> meet all applicable setback requirements and not disturb the existing topography(hill/berm)and trees on <br /> the site. As demonstrated on the attached exhibit,the location of the proposed garage is within a clearing <br /> area that does not disturb the existing mature trees or cut into the existing hill/berm to the north. The new <br /> lot line extends around the hill/berm and mature trees, rather than cutting through the middle as does the <br /> existing lot line. <br /> The proposal does not increase or decrease the existing nonconforming lot widths for both Parcel A and <br /> Parcel B, both lots will remain with widths of 30 feet measured at the required front setback(30 feet). <br /> There is no possibility of decreasing the nonconformity of these lots. Both Parcel A and Parcel B will <br /> continue to exceed the minimum lot area requirement of 10,000 square feet for lots within the R-1, <br /> Single Family Residential Zoning District. The proposed reconfiguration make the two lots much closer <br /> in size.
