HEAD'S APPROVAL: Kevin Locke,Director of Community Development <br /> MANAGER'S REVIEW/RECOMMENDATION: <br /> No comments to supplement this report Comments attached <br /> EXPLANATION/SUMMARY (attach supplemental sheets as necessary} <br /> To consider a request by Randall and Linda Rein for a 26.5 foot front yard setback variance to construct a 26 x 22 foot <br /> detached garage at 575 2nd Avenue NW. The applicants currently have a one stall attached garage,however,they have <br /> three cars and a boat,therefore are in need of more storage space. The Rein's wish to construct a detached garage off of <br /> 2nd Avenue adjacent to the existing driveway. There is not adequate area on this lot to construct a detached garage <br /> without a variance. <br /> FINDINGS <br /> • Section 8-210,Variances <br /> • Section 4-040 Lot Standards, R-1 District <br /> 'AST ACTION <br /> • On June 15, 1999,The Planning Commission considered the request and unanimously recommended approval of <br /> a 23-foot front yard setback variance subject to conditions(Vote: 6-0) <br /> RECOMMENDATION <br /> Motion to WAIVE THE READING AND ADOPT THE ATTACHED RESOLUTION APPROVING VN-324 SUBJECT TO <br /> COMPLIANCE WITH THE FOLLOWING CONDITIONS: <br /> 1. The proposed garage be set 7-feet back from the front property line. <br /> 2. The driveway must be paved with bituminous surface,and must be set a minimum of 5-feet back from <br /> the side property line. <br /> 3.
