• IØSEVILLE <br /> November 1, 1999 <br /> Mr. Cary Teague <br /> City Planner, City of New Brighton <br /> 803 Old Highway 8 NW <br /> New Brighton, MN 55112 <br /> Dear Mr. Teague: <br /> Thank you for the opportunity to review and comment on the City of New Brighton's <br /> Comprehensive Plan. <br /> The City of Roseville has reviewed the 1999 City of New Brighton Comprehensive <br /> Plan and congratulates you on the completion of the planning process and <br /> documentation. The Plan is consistent with the Plan of the 1999 City of Roseville. <br /> • Roseville offers the following comments: <br /> 1.0 Forecasts (2000/2020): Roseville New Brighton <br /> Population 35,000/37,000 23,489/24,260 <br /> Households 15,175/15,834 9,100/9,700 <br /> Persons/Household 2.37/2.20 2.54/2.52 <br /> Employment 35,000/42,000 10,500/14,390 <br /> Acres 8,861 4,473 <br /> Like the City of Roseville, the City of New Brighton is 98% built-out. Both <br /> cities anticipate little population increase over the next 20 years, and our plans <br /> indicate only slight changes in and around our common boundary of County <br /> Road D. Most of our (Roseville/New Brighton) future growth regarding <br /> residential development will be in the form of in-fill or redevelopment projects <br /> that address our aging populations. Demographically both communities are <br /> experiencing the aging process (Roseville 44% age 55 to 75+/New Brighton <br /> 36% age 55 to 65+) indicating we will both see significant life style changes in <br /> the next 10 to 15 years. (Source: Insight Mapping and Demographics, 1999) In <br /> the area south of County Road D and west of I-35W, Roseville's single <br /> occupant households are aging significantly. Note the age group 45 - 54, with <br /> more than 8 years tenure is beginning to move.
