Report No. 12-095. <br />Resolution No. 12-036. <br />City Planner Janice Gundlach reported that the applicant is requesting a minor subdivision for <br />2553 15th Street NW, to allow the 150' lot to be subdivided into two, 75' conforming <br />lots. The existing home would be demolished and the applicant would build a new home <br />on the westerly lot and sell the easterly, vacant lot. The proposed minor subdivision documents <br />5' perimeter drainage and utility easements. <br />Because this subdivision is of small size and conditions are well defined, only a Minor <br />Subdivision is necessary. As stated in Section 26-18 (1) the City Council shall hold the public <br />hearing after proper published and mailed notice to property owners within 350'. <br />Proper published and mailed notice has been given. One inquiry has been received, which <br />was in favor of the subdivision. Staff recommends that council adopt the resolution provided <br />approving the subdivision, subject to dedication of drainage and utility easements and <br />payment of development appropriate fees. <br />Councilmember Bauman questioned the Met Council fee. City Planner Gundlach explained <br />that is a sewer access charge, that will be paid by the applicant at the time a building permit is <br />issued. <br />Motion by Councihnember Burg, seconded by Councilmember Samuelson to open the Public <br />Hearing. <br />5 Ayes, 0 Nays - Motion Carried <br />The Pubic Hearing was opened at 7:35 p.m. <br />Morris Wolfe, 2670 14`h St NW questioned the parameters of the size of structure that would be <br />permitted on the lot. City Planner Gundlach stated that the general development standards require a 30' <br />front yard setbacks, and a 5' side and rear yard setbacks. The footprint square footage cannot exceed <br />30% of the lots area. The home cannot exceed 2.5 stories or 30 feet in height. <br />Mayor Jacobsen asked for additional comments, there were none. <br />Motion by Councilmember Bauman, seconded by Councilmember Jacobsen to close the Public <br />Hearing. <br />' S Ayes, 0 Nays - Motion Carried <br />The Pubic Hearing was closed at 7:37 p.m. <br />Public Hearing <br />I.
