<br />II <br /> <br />1Ii!. ,'#_ <br /> <br />II ..' <br /> <br />RESOLUTION No. 00-078 <br /> <br />CITY OF NEW BRIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVAL OF A PRELIMINARY AND FINAL PLAT OF <br />CERTAIN PROPERTY WITHIN THE CITY OF NEW BRIGHTON (SOUTH OF COUNTY ROAD E2 AND WEST OF <br />5TH AVE. NW). <br /> <br />WHEREAS, an application for final plat has been made by the City of New Brighton.; and <br /> <br />WHEREAS, the procedural history of the application is as follows: <br /> <br />1. An application for final plat was filed with the City of New Brighton on July 28, 2000. <br />2. The Planning Commission, pursuant to published and mailed notices, held a public <br />hearing on August 15,2000, and all persons present at the hearing were given an <br />opportunity to be heard. The Planning Commission unanimously recommended <br />approval of the request subject to conditions. <br />3. The City Council considered the proposed preliminary & final plat at its August 22, <br />2000 meeting; and <br /> <br />Now, THEREFORE BE IT RESOLVED, the City Council of the City of New Brighton now makes the <br />following Findings of Fact in respect to the Preliminary and Final Plat for PLOO-8: <br /> <br />4. The City's Comprehensive Plan designates the subject site industrial uses. <br />5. The subject site is zoned 1-2, Heavy Industrial. <br />6. The site 9.5 acres in size. <br />7. The applicant is proposing to divide the property into three (3) lots. <br />8. The subject site would be adequately served by public streets and public utilities. <br />9. An access easement shall be established over Lot 2 to provide access to Lot 3. <br />10. An easement is also established of the City's lift station located on Lot 2. <br />11. Utility easements are established along lot lines. <br /> <br />BE IT FURTHER RESOLVED, the application for Preliminary and Final Plat, PLOO-8 is hereby <br />approved subject to following: <br /> <br />I. Establishment of a driveway access easement over the proposed driveway on Lot 2, to <br />provide access to Lot 3. <br />2. All easements shall be subject to review and approval of the City Engineer. <br />
