The applicant addressed questions related to storm water management and existing easements on <br /> the property. The Commission voted unanimously to approve the Site Plan, consistent with the <br /> conditions recommended by City staff. <br /> Financial Impact: Not applicable <br /> Explanation: The applicant is requesting Site Plan approval to allow construction of a 70' x 125', 2- <br /> story addition on the street side of the existing industrial building located at 309 5th Avenue NW. The <br /> addition would be constructed on the west side of the existing building, causing the relocation of surface <br /> parking to the rear yard where substantial open space currently exists. The proposal includes <br /> elimination of 30 surface parking stalls in the front yard and construction of 66 stalls in the rear yard. <br /> Additionally, 16 parking stalls will be preserved and better striped along the south side of the building <br /> and 16 proof of parking stalls are proposed. A northerly access point off 5th Avenue would be <br /> eliminated and the shared access further south on 5th Avenue would remain. The existing building <br /> provides 24,822 SF, with the addition adding 16,246 SF for a total building square footage of 41,068. <br /> The building is used for warehouse, manufacturing, and office space. <br /> City staff provided a detailed Site Plan analysis in the attached Planning Report dated June 15, 2012. In <br /> summary, all Site Plan standards are met. The applicant may have to revise the shared access easement <br /> at the rear of the proposed parking or relocate two parking stalls. Additionally, the applicant will have <br /> to work through the Rice Creek Watershed District process. If these efforts result in a site plan change <br /> (other than relocating two parking stalls), a revised Site Plan will be presented to the Planning <br /> Commission and City Council. Staff suspects this won't be necessary as these issues are easily <br /> resolvable.
