Per Section 6-929 of the Zoning Ordinance, the intent of the 1-1, Light Industrial Zoning District is to "Provide and encourage industrial users that are aesthetically pleasing in appearance, have all processing within buildings, are complimentary to surrounding land uses, and have reasonable amounts oftruck traffic." 8. The proposed uses have been found to meet the above criteria. BE IT FURTHER RESOLVED, that based upon the above findings of fact the application SPOO-] 1 is hereby approved subject to the following conditions: 1. Landscaping/green area be provided as shown on the landscape plan dated 1-29-1999 and 3- 1-200. Staff shall inspect the site following installation ofthe plantings by the applicant to ensure that all plantings shown are in place. 2. The applicant shall seek approval from Ramsey County to plant additional pine trees along the eastern property line to provide additional screening. 3. The number of trailers utilized for distribution of product shall be limited to 45 trailers on site. Any increase in the number of trailers shall be subject to approval by the City Council through an amended Special Use Permit. 4. Any signage shall be required to meet the provisions of the Sign Ordinance Sections 9-010 through 9-180. 5. There shall be no parking or stacking of trucks on Lakeview Point. 6. Should noise from the refrigerated trucks become a problem, the EPA shall monitor the site to determine if there is a nuisance. Should the EP A determine that a nuisance condition exist, the applicant shall be responsible to eliminate the nuisance condition.
