<br />:~ <br /> <br />I; <br />Ie <br /> <br />e <br /> <br />e <br /> <br />h, <br /> <br />RESOLUTION No. 00- 06 9 <br /> <br />CITY OF NEW BRIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVAL OF A FINAL PLAT OF CERTAIN PROPERTY <br />WITHIN THE CITY OF NEW BRIGHTON (SOUTH END OF 10m AVE. NW, NORTH OF COUNTY ROAD E). <br /> <br />WHEREAS, an application for final plat has been made by Nedegaard Uomes; and <br /> <br />WHEREAS, the procedural history of the application is as follows: <br /> <br />1. An application for final plat was filed with the City of New Brighton on June 30, <br />2000. <br />2. The Planning Commission, pursuant to published and mailed notices, held a public <br />hearing on July l8, 2000, and all persons present at the hearing were given an <br />opportunity to be heard. The Planning Commission unanimously recommended <br />approval of the request subject to conditions. <br />3. The City Council considered the proposed final plat at its July 25th, 2000 meeting; and <br /> <br />Now, THEREFORE BE IT RESOLVED, the City Council of the City of New Brighton now makes the <br />following Findings of Fact in respect to the Final Plat for PLOO-4: <br /> <br />4. The City's Comprehensive Plan designates the subject site for Single Family <br />Residential. <br />5. The subject site is zoned R-2, Two Family Residential. <br />6, Single family homes are allowed in the R-2 Zoning District. <br />7. The property is presently vacant, and contains 1.16 acres. <br />8. The applicant is proposing to divide the property into four (4) single family residential <br />lots. <br />9. The proposed plan complies with the lot standards ofthe R-2 district, and is consistent <br />with the City's Comprehensive Plan. <br />10. The subject site would be adequately served by public streets and public utilities. <br /> <br />BE IT FURTHER RESOLVED, the application for Final Plat, PLOO-4 is hereby approved subject to <br />the following conditions: <br /> <br /> 1. <br /> 2. <br /> 3. <br />, 4. <br /> <br />I <br />i <br /> <br />5. <br /> <br />All homes within the proposed subdivision meet the City's minimum setback <br />requirements for the R-I, Single Family Residential zoning district. <br />Grading and Drainage Plan subject to review and approval of the City Engineer. <br />Each new home proposed for construction within the subdivision must submit a <br />grading plan with their application for a building permit. Said grading plans must bt~ <br />consistent with the overall grading plan approved as part of the Final Plat. <br />Utility Plan shall be revised per the recommendations of the City Engineer. The <br />sanitary sewer connections should be revised from the proposed "Risers" to individual <br />connections off of the sewer line. The proposed water main will likely have to be <br />located within the west half of 10th Avenue, as there is inadequate room in the <br />boulevard. <br />Approval ofa permit by the Rice Creek Watershed District (RCWD). No building <br />permits shall be issued until approval has been received from Rice Creek. <br />
