Consider Contract for Exclusive Negotiations with Pulte Group for Residential <br />Development in New Brighton Exchange. Report No. 12-196. Resolution No. 12-062. <br />City Manager Lotter stated for the Council's consideration this evening was an agreement between the City <br />and Pulte Homes. This was commonly requested when the City enters into negotiations for development. <br />Director of Community Development Femelius explained Pulte Group was requesting the City consider an <br />exclusive agreement to allow for the development of 26 acres on the west side of Old Highway 8 in New <br />Brighton Exchange referred to as Block I. This portion of the site was previously planned for development of <br />higher -density housing, including a mix of townhomes and condominiums. Given the potential change to <br />housing plans and reduction in density, Council wanted input from the Planning Commission and the EDC. <br />Both commissions reviewed the Pulte concept in June. The feedback from both groups was generally <br />positive and initial financial analysis suggests that the Pulte proposal could generate adequate tax base and <br />would be comparable to a slightly higher density townhome project.
