May 18, 2012 <br /> NBE Financial Update <br /> Page 3 <br /> TIF Management Review <br /> In addition to the NBE financial projections, attached is a copy of the latest TIF Management <br /> Report prepared by Ehlers. This document provides an overview of the City's redevelopment <br /> program. Given the depth of the report, staff believes that additional discussion may be needed <br /> with Council at a future work session. For purposes of Tuesday's meeting, the discussion could <br /> be focused on the Executive Summary. <br /> Development Interest& Public Input Process <br /> As staff has recently reported in weekly memos, there has been interest from a national <br /> developer in building single-family homes in the area referred to as Tract 2 (north of The View <br /> Apartments). We've had a couple of exploratory meetings to learn more about their interest. In <br /> the past, the City has relied on the EDC to do feasibility tests or screening of development <br /> concepts. Council may also want to consider including the Planning Commission in these <br /> discussions, since a shift toward single-family development has land use policy implications. <br /> Staff believes it might be helpful to have the EDC analyze the proposal and advice the Council <br /> accordingly. <br /> Marketing Update <br /> In an effort to provide better updates on the marketing of the commercial sites, we will forward <br /> the notes from our monthly status calls with Colliers and Ryan. Beginning this month, staff and <br /> the marketing team will hold a 30 minute conference call on marketing activities. Attached are <br /> notes from the May 1, 2012 conference call. These will be included in future weekly memos <br /> from the city manager.
