<br />, <br />~,I <br /> <br />... <br /> <br />I, <br />! <br /> <br />RESOLUTION No. 00-043 <br />CITY OF NEW BRIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVAL FOR PUDOO-l AND LPOO-6 (PHASE 1). <br /> <br />WHEREAS, an application for an amended Planned Unit Development has been made by Pratt <br />Ordway Properties and the City of New Brighton; and <br /> <br />WHEREAS, the procedural history of the application for a nonconforming use permit is as <br />follows: <br />1. <br />2. <br /> <br />3. <br /> <br />An application for a PUD was filed with the City of New Brighton on April] 4, 2000. <br />The Planning Commission, pursuant to published and mailed notices, held a public <br />hearing on May 2, 2000, and all persons present at the hearing were given an <br />opportunity to be heard. The Planning Commission unanimously recommended <br />approval (Vote: 4-0). <br />The City Council considered the request at its May 9, 2000 meeting; and <br /> <br />Now, THEREFORE BE IT RESOLVED, the New Brighton City Council makes the following <br />Findings of Fact in respect to PUDOO-l, (Phase I): <br /> <br />1. The subject site is zoned I-I, Light Industrial and 1-2, Heavy Industrial. <br />2. Phase I ofPUDOO-l site is roughly 3.8 acres in size. The entire <br />development area is roughly 10 acres in size. <br />3. The subject site is also identified as the Brighton Corporate Park III site, part <br />ofa large industrial park which the City began redeveloping in 1988. <br />4. The existing surrounding land uses from Phase I vacant land to the north and <br />east and industrial to the west and south. <br />5. Phase 1 will consist of construction of two buildings totaling 67,696 square <br />feet of office space with 33,848 square feet of underground parking. <br />6. The proposed PUD is consistent with the City's Comprehensive Plan which <br />states the subject site should be developed with limited industrial or <br />neighborhood business uses. <br />7. The building and site design for proposed PUDOO-l, Phase I would be <br />compatible with and compliment surrounding land uses. <br /> <br />BE IT FURTHER RESOLVED, the City Council ofthe City of New Brighton recommends approval <br />of PUDOO-], Phase I, subject to the following conditions: <br /> <br />1. Allowance for flexibility in the perimeter setback requirement for PUD's, the building <br />setbacks may be decreased to 8 feet as proposed, subject to the construction of the <br />proposed streetscape plan dated 4-14-00. <br />2. Perimeter curbing be installed around the off-street parking area. <br />3. All off-street parking and drive areas be paved with bituminous surface. <br />4. Off-street parking stalls must be striped with white or yellow painted lines, not less <br />than four (4) inches wide. <br />5. The landscaping and streetscape plans shall be installed per the submitted plans dated <br />4-14-00. <br />6. Trail connections shall be made between the different uses on the site, including the <br />paving of pedestrian walkways across the internal street and driveways. <br />
