No., city of <br /> 44INEW <br /> H ON <br /> the city that works for you <br /> Council Worksession <br /> December 4, 2012 <br /> Present: Mayor Dave Jacobsen <br /> Councilmember Mary Burg <br /> Councilmember Paul Jacobsen <br /> Councilmember Char Samuelson <br /> Councilmember Gina Bauman <br /> Absent: None <br /> Staff in Attendance: City Manager Dean Lotter <br /> Director of Public Works Grant Wyffels <br /> Director of Community Development Grant Fernelius <br /> Guests in Attendance:Ian Peterson, Pulte Homes <br /> Mick Cermak, Pulte Homes <br /> Mark Ruff, Ehlers <br /> The meeting was called to order at 5:30 pm <br /> Discussion of Pulte Homes Proposal for New Brighton Exchange <br /> Director Fernelius explained that Mr. Peterson and Mr. Cermak would be providing an update to the council <br /> regarding the letter of intent they recently submitted. Additionally Mark Ruff from Ehlers would go over the <br /> updated financial models if time permits. <br /> Ian Peterson reviewed the various findings from environmental studies completed; noting that there are three <br /> areas that still need to be cleaned up. <br /> Pulte has indicated they would pay $1.1 million for the site, in addition to covering the cost for the additional <br /> earth work required. Erosion control, public infrastructure, sidewalk, trails, common irrigation, landscaping <br /> would be the responsibility of Pulte as well. Peterson explained that dirt work costs fluctuate, and any savings <br /> historically have been returned to the seller. <br /> Councilmember Jacobsen asked about the construction timeline. Peterson stated that 44 lots would be <br /> developed first, in 2013. <br /> Mayor Jacobsen asked what the financial impact would be if all single family homes were constructed instead <br /> of the anticipated townhomes in the future. It was noted that there is a requirement to provide a certain number <br /> of affordable housing units; and townhomes would meet that requirement. Councilmember Burg and <br /> Samuelson suggested single level townhomes are desirable. <br /> Councilmember Bauman questioned the pricing of the units. Peterson stated that there is base pricing with a <br /> variety of options available, average cost is approximately $385,000. <br /> Councilmember Burg questioned the proposed park plan included in the concept plan. Director Fernelius <br /> commented that the plan was created to show the potential of the park space, in addition to getting feedback <br /> from Pulte Homes. Director Wyffels stated that Ramsey County has indicated they have no issue with <br /> 1 <br />
