Adopt the Resolution provided approving the subdivision, <br /> subject to the condition the applicant legally combine the newly subdivided parcel with 1923 3rd ST <br /> NW. <br /> Legislative History: None <br /> Financial Impact: None <br /> Explanation: The applicant is requesting a minor subdivision for 2186 Bicentennial Court, to allow the <br /> subdivision of 2,622 SF of property (depicted as Parcel A on the attached survey). The intent of the <br /> proposed subdivision is not to create a new developable lot, rather to allow the adjacent property at 1923 <br /> 3rd ST NW to obtain additional land. 2186 Bicentennial Court is over one half acre and is a "through <br /> lot" meaning there are parallel street frontages at both ends. The proposal is to subdivide off 2,622 SF <br /> of property at the 3rd ST NW frontage, which would then be legally combined with the existing lot <br /> adjacent at 1923 3rd ST NW. This unique lot configuration is due to a large pond that lies between 3rd <br /> ST NW and Bicentennial Court. Both lots, pre and post subdivision, meet the minimum area and width <br /> standards of the R-1, Single Family Residential zoning district. <br /> City Code Section 26-18 outlines which projects are eligible for Minor Subdivision approval verses a <br /> Preliminary and Final Plat. Because this subdivision is of small size and conditions are well defined, <br /> only a Minor Subdivision is necessary. As stated in Section 26-18 (1) the City Council shall hold the <br /> public hearing after proper published and mailed notice to property owners within 350'. Proper <br /> published and mailed notice has been given. As of the drafting of this memo, no public inquiries have <br /> been received.
