Road D West.Report No. <br /> City Planner Gundlach reported the applicant is requesting approval of a Site Plan to allow 13-207. <br /> construction of a 3,365 SF addition to the dental office building currently under construction at Resolution No. 13-068 <br /> 850 County Road D West. The addition will house another dental specialty clinic, but will be <br /> connected by a shared entrance to the larger orthodontic clinic that was approved in January of <br /> this year. All minimum standards have been met and a public hearing is not required. Planner <br /> Gundlach explained the building under construction currently, which was approved in January <br /> of this year, was modified slightly since the original approval in an effort to reduce costs. <br /> These Site Plan modifications were approved administratively because the building location <br /> and above ground square footage was not changing, parking stalls were not lost, and the <br /> overall noticeable effect to the approved site plan was negligible. These modifications are <br /> outlined below and are relevant when discussing the overall Site Plan: <br /> • The 2,400 SF basement was eliminated <br /> • The office space lost in the basement was transferred to the former garage space <br /> • The two enclosed garage stalls were eliminated <br /> • A trash enclosure was added to the northeast side of the building (trash was formerly <br /> proposed to be housed in the garage space) <br /> • A slight modification was done to the surface parking lot, which resulted in one <br /> additional parking stall overall <br /> Planner Gundlach reviewed the Site Plan in further detail and explained the Planning <br /> Commission reviewed this item at their August 20, 2013 meeting and recommended approval <br /> of the Site Plan based upon the findings of fact, subject to the following conditions: <br /> • The proposed Site Plan is constructed in a manner consistent with the plans submitted <br /> and made a part of the Planning Report dated 8/14/2013. <br /> • Continued compliance with the conditions of Resolution 13-012, except as otherwise <br /> revised as part of this request. <br /> • Implementation of the original Landscape Plan approved on January 22, 2013, except <br /> as otherwise revised as part of this request. <br /> • All lighting shall comply with the standards outlined in Zoning Code Section 11- <br /> 010(6). <br /> • Both tenants shall comply with the sign standards in Section 9-080 and the multiple <br /> occupancy standards in Section 9-110. <br /> • Incorporation of the comments contained in the Interoffice Public Works/Engineering <br /> Memo dated 8/12/2013. <br /> • Prior to release of the building permit, the applicant shall provide evidence of a <br /> Watershed District Permit that includes the proposed addition. <br /> Andrew Wahl,applicant,commented his original intent was to allow for him to construct an orthodontic <br /> clinic. However,an opportunity arose that required an expansion to the space and would allow for a dental <br /> specialty clinic to also move into the space. He explained there was an advantage to expanding the building <br /> at this time. <br /> Motion by Councilmember Bauman,seconded by Councilmember Jacobsen to adopt a Resolution <br />
