RESOLUTION NO. <br />13 -076 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br />ON MAKING FINDINGS OF FACT AND APPROVING A ZONING CODE AMENDMENT, <br />gARY AND FINAL -P-LANNED -UNIT I)EvnLopmENT, AND - PRELIMINARY -AND -FINAL <br />BE KNOWN AS ENCLAVE AT NEW BRIGHTON EXCHANGE. <br />, an application has been made by Pulte Homes of Minnesota to be considered <br />ring Code Amendment, Preliminary Planned Unit Development, Final Planned <br />✓elopment of Phase 1, and Preliminary and Final Plat for property on the west <br />old Highway 8 NW within the New Brighton Exchange Redevelopment Area <br />generally north of I -694, west of 1 -35W, and south and east of Long Lake <br />Park, and <br />, the procedural history of the applications are as follows: <br />_ ications for a Zoning Code Amendment, Preliminary and Final Planned Unit <br />Development, and Preliminary and Final Planned Unit Development were received <br />on August 29, 2013. <br />Public hearing notices for the requests were published in the New Brighton Bulletin <br />on September 4, 2013. <br />Public hearing notifications were mailed to all property owners within 600' of the <br />subject property on September 5, 2013. <br />The Planning Commission, pursuant to published and mailed notices, held a public <br />hearing on September 17, 2013. <br />The Planning Commission recommended conditional approval of the requests on <br />September 17, 2013. <br />6. The City Council considered the request on September 24, 2013. <br />W REAS, the Planning Commission and City Council make the following Findings of <br />ct with respect to the Zoning Code Amendment (ZA2013 -001), Preliminary and Final <br />tuned Unit Development (PD2013 -001, PU2013 -001), and Preliminary and Final Plat <br />Enclave at New Brighton Exchange (PL2013 -001, FP2013 -001): <br />11. The property is located on the west side of Old Highway 8 NW within in the New <br />Brighton Exchange redevelopment area, also termed Northwest Quadrant, located <br />generally north of I -694, west of 135W, and south and east of Long Lake Regional <br />Park. <br />2. The property is zoned NWQ, Northwest Quadrant. <br />3. The property is guided in the New Brighton Comprehensive Plan for CC, City Center. <br />In order to allow single family residential uses within the NWQ zoning district, and <br />ordinance amendment is required. <br />5. All residential uses are consistent with the CC, City Center land use designation in <br />the Comprehensive Plan. <br />6. The proposed Zoning Code Amendment to the NWQ, Northwest Quadrant zoning <br />district, allows one family detached dwelling units, but only in conjunction with an <br />approved Planned Development. <br />
