August 27, 2013 <br />proposed subdivision is not to create a new developable lot, rather to allow the adjacent <br />property at 1923 3`d Street NW to obtain additional land. The proposal is to subdivide off <br />2,622 SF of property at the 3rd Street NW frontage, which would then be legally combined with <br />the existing lot adjacent at 1923 Third Street NW. This unique lot configuration is due to a <br />large pond that lies between 3rd Street NW and Bicentennial Court. Both lots, pre and post <br />subdivision, meet the minimum area and width standards of the R -1 Single Family Residential <br />zoning district. City Planner Gundlach explained that City Code Section 26 -18 outlines which <br />projects are eligible for Minor Subdivision approval versus a Preliminary and Final Plat. Due <br />to the fact this subdivision is of small size and conditions are well defined, only a Minor <br />Subdivision was necessary. As stated in Section 26 -18(1) the Council shall hold a public <br />hearing and proper published and mailed notice has been completed to property owners within <br />350 feet. Staff recommends approval of the request contingent on the applicant legally <br />combining proposed Parcel A with 1923 3rd Street NW. <br />Motion by Councilmember Jacobsen, seconded by Councilmember Burg to open the <br />Public Hearing. <br />5 Ayes, 0 Nays - Motion Carried <br />The Public Hearing was opened at 7:41 p.m. <br />Mayor Jacobsen asked for additional comments, there were none. <br />Motion by Councilmember Burg, seconded by Councilmember Samuelson to close the <br />Public Hearing. <br />5 Ayes, 0 Nays - Motion Carried <br />The Public Hearing was closed at 7:41 p.m. <br />Motion by Councilmember Burg, seconded by Councilmember Jacobsen to adopt a <br />Resolution approving the subdivision subject to the condition of the applicant legally <br />combine the newly subdivided parcel with 11923 3 d Street NW. <br />5 Ayes, 0 Nays - Motion Carried <br />Council Business <br />1. Acceptance of Second Quarter Interim Financial Statements. Report No. 13 -205. <br />City Manager Lotter indicated Director of Finance Maiers would be discussing the Second Quarter Financials <br />with the Council this evening. <br />Director of Finance Maim reviewed the Second Quarter Interim Financial Statement with the Council in <br />detail. He discussed the general fund revenues that have been generated by the City through the end of the <br />second quarter. Staff then discussed the general fund expenditures in detail. He estimated the General Fund <br />would have a favorable variance of $176,000 by year end. Staffrecommended the Council accept the second <br />quarter interim financial statements for 2013. <br />Councilmember Burg thanked staff for the thorough report this evening. <br />Councilmember Jacobsen and Councilmember Samuelson concurred. <br />Councilmember Bauman appreciated staff s efforts as well and was proud of the Council's ability to hold the <br />budget and keep expenses to a minimum. <br />Page 3 of 6 <br />Council Business <br />1.
