Director Fernelius directed the commission to the dashboard analysis, various scenarios were reviewed. <br /> Fernelius suggested these were conservative models, noting inflation had not been factored in. <br /> Commissioner Zelm questioned where the income from sale of the land goes, Director Fernelius <br /> responded that the funds are put into the City's TIF district accounts. Commissioner Potter stated he is <br /> encouraged by the conservative nature of the model. Fernelius stated that the model will be updated as <br /> development occurs. <br /> Commissioner Peck questioned if the City would negotiate the land price. Fernelius stated that Colliers <br /> has been instructed by the City to negotiate with potential developers, also noted was that price has not <br /> been an issue to this point. Commissioner Potter asked about the impact the TCAAP project may have <br /> on development. Fernelius stated that because New Brighton is on a different time track, the site is <br /> cleaned up and environmental issues are known that is a benefit. <br /> Commissioner Knight questioned why the plan is considered conservative. Fernelius responded that <br /> because inflation is not built in and the development is not maximized. <br /> Update on Marketing Activities <br /> Director Fernelius reported there have been two additional interested parties; one of them being <br /> Cardiovascular Systems (CSI)who recently received FDA approval for a new device. <br /> Commissioner Zisla suggested the City adopt an informal program to keep in contact with local <br /> businesses to monitor needs for possible expansion. <br /> Councilmember Jacobsen reported that the Council has not reviewed the marketing trailer request. <br /> The commissioners discussed their varied thoughts on a marketing trailer. <br /> 2013 Year in Review <br /> Director Fernelius reported that Chairperson Zisla will be presenting a "Year in Review" to the City <br /> Council in January. <br /> Other Items <br /> Commissioner Zisla suggested the EDC consider focusing on some issues in addition to the New <br /> Brighton Exchange; possibly partnering with neighboring cities for discussion purposes. <br /> Director Fernelius offered a few suggestions including the establishment of a housing program. <br /> Chairperson Zisla suggested looking at additional focus areas at the January meeting. <br /> Director Fernelius stated he will send an update in lieu of holding a December meeting. <br /> Adjourn <br /> Motion by Commissioner Peck, seconded by Commissioner Zelm to adjourn the meeting. <br /> 6 Ayes, 0 Nays, Motion carried <br /> Meeting adjourned at 9:03 am <br />
