PLANNING REPORT <br />DATE: February 12, 2014 <br />CASE: SP2014 -001 <br />SUBJECT: Special Use Permit to allow construction of new maintenance garage <br />APPLICANT: Chris Wolla on behalf of New Brighton Parks & Recreation <br />REQUEST & BACKGROUND <br />Chris Wolla, on behalf of the New Brighton Parks and Recreation staff, request special use <br />permit approval to allow construction of a new maintenance garage structure at Brightwood Hills <br />Golf Course, located at 1975 Silver Lake Road. The golf course is a specially permitted use as <br />the underlying zoning designation is single family residential. As such, in order to erect a new <br />building, a special use permit must be obtained. The proposed garage structure measures 30' x <br />40' and would replace two existing garages, which have become fatigued over decades of use. <br />The proposed garage structure would house general storage of equipment and materials needed <br />to maintain the golf course. The proposed structure would include steel walls and a steel roof, <br />painted to match the existing club house. The walls of the proposed garage would measure 10' <br />6" with a peak height of 16'. Two overhead doors and a service door would be installed on the <br />west fagade of the proposed building, providing access. <br />Replacement of the maintenance garage structure will be done in conjunction with other <br />improvements, including new asphalt, grass, and a practice bunker area (illustrated in the site <br />plan detail attached). The proposed garage will be constructed in a flat location and include a <br />concrete floor. The existing vegetation will remain and provide year -round screening.
