Rnsor.urroN No. t4-Offi <br />Sr¡.rr orMrxxpsor¡, <br />CouNrv orR¡.usnv <br />Crrv or Nrw BnrcHToN <br />LUTToN MAKTNG FrNrrNcs or Fecr ¡.No AppRovING A SIrp PI-nN. <br />REAS, an application has been made by Nor-Son Inc. on behalf of APi Group Inc. to <br />considered for a Site Plan for development of a 1.94 acre parcel with a 3 story,45,000 <br />training center and office building within the New Brighton Exchange Redevelopment <br />located at the northwest comer of Northwest Parkway and Old Highway I NW. <br />the procedural history of the application is as follows: <br />Application for a Site Plan was received on June 27,2014. <br />The Planning Commission reviewed the written Planning Report and discussed the <br />request on July 15,2014. <br />The Planning Commission recommended approval of the request on July 15,2015. <br />The City Council considered the request on July 22,2014. <br />as, the Planning Commission and City Council make the following Findings of <br />with respect to the Site Plan (LP2014-004): <br />The property is located on the west side of Old Highway 8 NV/ within in the New <br />Brighton Exchange redevelopm ent area, specifically the southern 1 .94 acres of Lot 1 , <br />Block 3, Long Lake Landing located at the northwest corner of Northwest Parkway <br />and Old Highway 8 N'W, also known as Block G of the NV/Q Framework Plan. <br />The property is zoned NBE, New Brighton Exchange. <br />The property is guided in the New Brighton Comprehensive Plan for CC, City Center. <br />The proposed Site Plan consists of construction of a 3-story, 45,000 SF corporate <br />training center and office building for APi Group Inc. including construction of 87 <br />surface parking stalls, lighting, landscaping, grading, utilities, and other related site <br />improvements. <br />The applicant has requested Site Plan approval and the Planning Commission have <br />reviewed the Site Plan against all criteria within Chapter 6, Article 6 of the Zoning <br />Code. <br />The Planning Commission and City Council reviewed the following Site Plan criteria <br />and determined all applicable standards have been met: <br />a. Use and Building Type <br />b. Building Setbacks <br />c. Parking <br />d. Landscaping <br />e. Lighting <br />f. Building Design <br />g. Exterior Building Materials
