Rezoning <br /> SITE CHARACTERISTICS <br /> Location: Northeast Corner of City <br /> Parcel ID's 173023420006, 173023420007 <br /> Lot Size: Approximately 25 acres <br /> Topography: Varies <br /> Comprehensive Plan Designation: OSP, Open Space Preservation <br /> Zoning: None <br /> Surrounding Land Uses: <br /> North: Belair Excavating <br /> South: Rush Lake, Long Lake Regional Park <br /> East: Industrial uses, Old Highway 8 NW <br /> West: Rice Creek, Long Lake Regional Park <br /> REZONING <br /> The rezoning request consists of zoning the property depicted on the attached maps from right- <br /> of-way (un-zoned) to I — 1, Light Industrial and R — 1, Single Family Residential. Staff finds <br /> zoning the properties to I— 1 and R— 1 best matches the uses of surrounding properties, provides <br /> MPI reasonable use of their property, and protects the general public from other undesirable <br /> and/or inappropriate uses. <br /> The majority of the property MPI intends to use and which MPI has provided proof of ownership <br /> of is proposed to be zoned to I — 1, Light Industrial. There is a four acre parcel denoted as <br /> railroad right-of-way immediately south of the areas MPI acquired (PID #173023430002). Staff <br /> finds it appropriate to apply a zoning to this parcel at this time and that zoning should be <br /> consistent with surrounding property. As such, staff has proposed R — 1, Single Family <br /> Residential for this parcel (see Proposed Zoning Map). <br /> Article 3 of Chapter 8 of the Zoning Code outlines the process to rezone property within the City <br /> of New Brighton. The ordinance requires a public hearing before the Planning Commission, <br /> preceded by published and mailed notice to property owner's within 350' of the proposed <br /> property to be rezoned. Such notices shall be published and mailed within 10 days of the hearing <br /> date. A hearing notice was published in the Sun Focus on August 8, 2014 and notice was mailed <br /> to property owners within 350' (see attached map) on the same date. Two inquiries have been <br /> received thus far, one from a resident at 2032 Old Highway 8 NW and one from Ramsey County <br />
