Soecial Use Permit Criteria Workshee: <br /> 1) That the establishment, maintenance, or operations of the special use will not be <br /> detrimental to or endanger the public health, safety, morals, comfort or general <br /> welfare. <br /> GracePoint Church (officially known as Salem Baptist Church) is requesting a permit to <br /> construct a section of galvanized chainlink fence 12 feet high and up to 150 feet in <br /> length, along the property line adjoining Brightwood Hills Golf Course to prevent errant <br /> golf balls from hitting and damaging vehicles parked in the church lot. This fence will <br /> not endanger the public in any way and will be a substantial benefit to anyone including <br /> golfers choosing to park in the upper lot that adjoins the golf course. This fence will not <br /> only prevent damage to vehicles but also protect pedestrians from being hurt and would <br /> have a minor benefit to the golfers by keeping balls in play. <br /> 2) That the special use will not be injurious to the use and enjoyment of other property <br /> in the immediate vicinity for the purposes already permitted, nor substantially diminish <br /> and impair property values within the neighborhood. <br /> The location of this fence would parallel the existing golf course fence;beginning no <br /> more than 30 feet east of the south east corner of the present paved parking lot and <br /> running west for no more than 150 feet. The fence setback from Rice Creek Road <br /> would be approximately 300 feet and, in addition, the church owns the next two <br /> properties to the east of the requested fence location making for a substantial <br /> separation from the next neighbor. <br /> 3) That the establishment of the special use will not impede the normal and orderly <br /> development and improvement of the surrounding property for uses permitted in the <br /> district. <br /> Due to the location and nature of the request, the fence will have no effect upon the <br /> surrounding property <br /> 4) That adequate utilities, access roads, drainage and/or necessary facilities have been <br /> or are being provided. <br /> Not applicable to this request <br /> 5) That the special use shall in all other respects conform to the applicable regulations <br /> of the district in which it is located. <br /> The fence will conform to all the requirements governing fences except for the 12 foot <br /> height. <br />
