<br />RESOLUTION NO.98 -048 <br /> <br />, ii.,! <br />I <br />1 <br /> <br />, <br /> <br />I <br /> <br />: <br /> <br />- -..'- <br /> <br />CITY OF NEW BRIGHTON <br /> <br />(RESOLUTION MAKING FINDINGS OF FACT AND APPROVAL OF PLANNED RESIDENTIAL DEVELOPMENT <br />iPRD-60. <br /> <br />WHEREAS, an application for a PRD has been made by G & P Properties; and <br /> <br />WHEREAS, the procedural history of the application is as follows: <br /> <br />1. An application for a PRD was filed with the City of New Brighton on February 27, 1998. <br />2. The Planning Commission, pursuant to published and mailed notices, held a public hearing <br />on March 17, 1998, and all persons present at the hearing were given an opportunity to be <br />heard. <br />3. On April 28, 1998, the City Council considered PRD-60. <br /> <br />Now THEREFORE BE IT RESOLVED, the City Council makes the following Findings of Fact in <br />:respect to PRD-60: <br /> <br />I! <br /> <br />1. The subject property is zoned B-3, General Business. <br />2. The PRD Ordinance was amended to allow residential uses in a commercial district as a <br />PRD, and to allow the mix of residential and commercial uses as a PRO. <br />3. The applicant proposes to replace a portion of the Rice Creek Shopping Center building with <br />a 97 unit Senior Housing CooplIndependent Living facility to be known as Meadow Wood <br />Shores. <br />4. As part of the proposed development, site grades and storm water drainage facilities would <br />be upgraded to help alleviate existing drainage problems in the immediate area. <br />5. The proposed development would meet with the purpose of the PRO Ordinance in that it <br />would integrate various stages of senior housing (independent living and assisted living), <br />create a life-cycle environment, encourage social interchange, and allow for an efficient use <br />of land and public facilities without creating a detriment to the public health, safety, morals, <br />or general welfare of the community; and <br /> <br /> <br />I BE IT FURTHER RESOLVED, the application PRD-60 is hereby approved, subject to the following <br />,!condition: <br /> <br />: ~ <br /> <br />: i~ :.' --Approval of and continuing compliance with LP-33 7. <br />'.
