New Brighton Exchange Dashboard <br />The most recent update to the Dashboard was also completed last fall. While the Dashboard is <br />only a single page, a lot goes into this analysis. This update would include cash flow <br />projections for existing projects and projects that are just coming online, by block. Updates <br />include: <br />➢ TIF Cashflow projections by block for the duration of the district(s) <br />➢ Anticipated finished market value <br />➢ Totals for completed and pending development <br />➢ Estimates for minimum development still needed on available blocks to meet existing debt <br />service payments <br />➢ Alternative minimum development scenarios <br />Since the City would like to wait until Pay 2016 values are available, this would mean the <br />update would encompass two years instead of one. <br />Project Costs <br />We charge on an hourly basis to complete these in depth reviews and provide a memorandum <br />outlining our findings and recommendations. <br />TIF Management Plan: $25,000 (or $1,250 per TF district) <br />New Brighton Exchange Dashboard: $11,000 (or $1,000 per block) <br />Our hourly rate is $205 for 2014 (with a projected rate increase to $210 in January 2015) and we <br />only bill for time actually spent. So to the extent it takes less time to review a certain district, <br />you would only be billed for the time spent. Also, for some districts it may take more time than <br />anticipated and you would be billed accordingly. This cost also includes two meetings with staff <br />and one meeting with the City Council. Please note that this cost can be charged to any of the <br />TIF districts as part of the administrative allotment allowed under the TIF Law. <br />
