Subject to any comments from the City Forester, the landscaping and streetscape plans <br />shall be installed per the submitted plans dated 11-25-98. <br />7. Trail connections shall be made between the different uses on the site, including the <br />striping of pedestrian walkways across the internal street and driveways. <br />8. Provision ofa bond or letter of credit in the amount equal to 100% of the cost to install <br />landscaping, curbing and paving to ensure that these items are installed per the <br />approved plans. <br />9. The drive aisles leading into the underground parking lot must be widened to 24 feet to <br />comply with the City's minimum requirement. <br />10. Security lighting in the parking lots must be installed so that no direct light is <br />detectable from any lot line on the site. <br />11. Canopy lighting for the Convenience Store must be recessed into the canopy so as not <br />to be visible from adjacent properties. <br />12. The car wash exit door must be closed during the operation of the car wash, and may <br />not be opened until all car wash machinery, especially the blowers, are turned off. <br />13. All streets and parking areas within the development will be private and maintained by <br />the owner. County Road E2 Extension will be maintained by the City from Sth <br />Avenue NW to the west at the end of the cul-de-sac. <br />14. A 20-foot wide utility easement, centered on the watermain, must be placed over the <br />existing watennain within 6th Street Extension. <br />15. The watermain within the development should be looped in order to maintain good <br />water quality and adequate water for fire protection. <br />16. All utilities within the development will be private and maintained by owner with the <br />exception ofthe existing 12-inch watermain in 6th Street Extension. <br />17. Fire hydrants must be placed near the midpoint of County Road E2 Extension (north <br />side ofthe road) and near the midpoint of 6th Street Extension (south side of the <br />street). Additionally water connections to the buildings must be accessible. <br />18. All signage shall be required to meet the provisions of the Sign Ordinance Sections 9- <br />010 through 9-180. <br />19. Execution of a Developers Agreement and pun agreement between the City of New <br />Brighton and the applicant. Said agreements are subject to review and approval of the <br />City Attorney and the City Council. <br />20. The proposed grading plan shall be subject to review and approval of the City <br />Engineer. <br />2 I . Approval of a permit from the Rice Creek Watershed District. <br />22. All shared access and maintenance agreements for the site shall be subject to review <br />and approval of the City Attorney. <br />23. The City Sanitarian shall review the trash collection areas to ensure there is adequate <br />area for recycling. <br />
