EXHIBIT A Legal Description of Subject Property and Easements PARCEL 1 (E-Z MINI STORAGE PROPERTY) 251 Fifth Street NW, New Brighton PIN 29-30-23-41-0002-2 Description of Subiect Propertv That part of the Northeast Quarter of the Southeast Quarter (NE 1/4 of SE 1/4), Section 29, Township 30 North, Range 23 West, Ramsey County, Minnesota, described as follows, to-wit: Beginning at a point on the North line of the Southeast Quarter (SE 1/4) 882.11 feet West of the Northeast comer; thence South 01 degree 01 minutes East 1313.60 feet to an iron pin on the South line of the Northeast Quarter of the Southeast Quarter (NE 1/4 of SE 1/4); thence North 69 degrees 03 minutes 30 seconds East 451.4 feet along said South line to an iron pin on the West right of way line of T.H. 35W; thence Northerly 97.3 feet along the West right of way line of T.H. 35W; thence Northeasterly 450 feet along the West right of way line of T.H. 35W; thence Northerly 525 feet along the West right of way line of T.H. 35W to an iron pin; thence West 241.11 feet to an iron pin; thence North 240 feet to the North line of said Southeast Quarter (SE 1/4); thence West on the North line of the Southeast Quarter (SE 1/4) 233.7 feet to the point of beginning. Containing 13.9 acres more or less. Subject to the rights of Fifth Street N.W. Descriptions of Easements 1. A permanent easement for storm sewer purposes in, under, over, and across the south 30 feet of the west 320 feet of the above-described Property. Also, a permanent easement for storm sewer purposes in, under, over and across that part of the Property lying southwesterly of a line drawn from a point in the west line of said Property, a distance of 80 feet north of the southwest corner to a point in the south line of said Property a distance of 80 feet east of the southwest corner thereof. 2. A lO-foot wide temporary construction easement in, under, over, and across that part of the Property lying adjacent to the northerly side of the above-described permanent storm sewer easement.
