<br />Page 4 - March 22, 2005, New Brighton Council Minutes <br /> <br />I <br /> <br />2. Consideration of a Minor Subdivision at 790 1 st Avenue NW. Report No. 05-065 <br /> <br />The City Planner gave an overview of the proposed project; in which one lot <br />would be split into three lots. <br /> <br />Mr. Korsh, a developer with GMHC, spoke regarding the approximate cost ofthe <br />proposed homes. <br />There were no other questions for Mr. Korsh. <br /> <br />Council member Moore-Sykes questioned the procedure for the suitable soil <br />testing. Mr. Boylan indicated this would be the builder's responsibility. <br /> <br />Mr. Ron Thery, a resident at 760 1st St NW, spoke regarding concerns he and some <br />of his neighbors have concerning the sizes of the three new lots; they believed the <br />proposed lots were too small. Mr. Thery also raised concerns about home values <br />decreasing. <br /> <br />Motion by Council Member Hoffman, seconded by Council Member Moore-Sykes, to <br />waive the reading and adopt the attached resolution recommending approving application <br />PL05-02 with the following condition: <br /> <br />I <br /> <br />1. The applicant shall test the suitability of the soils for home construction to the <br />satisfaction of the City Engineer. <br /> <br />5 Ayes - 0 Nays, Motion Carried. <br /> <br />3. Consideration ofa Special Use Permit and Site Plan Review for a 122-unit Senior <br />Cooperative Project (Applewood Pointe) Report No. 05-066 <br /> <br />The City Planner gave an overview of the project, explaining the reason for the <br />special use permit, is due to the fact that the applicant wishes to construct the <br />structure higher than 40 feet, to take full advantage of the use of the lake. <br /> <br />The City Planner amended the resolution, to request a large scale size site plan, <br />which is reflected below in the motion. <br /> <br />Motion by Council Member Doffing, seconded by Council Member Hoffman, to waive <br />Ihe reading and adopt the attached resolution recommending approval of SP05-05 subject <br />o the following conditions: <br /> <br />I. Approval of a permit by the Rice Creek Watershed District. <br /> <br />2. The applicant shall submit a large-scale size site plan showing the changes to the <br />parking. <br /> <br />3.
