1. The property is zoned NBE, New Brighton Exchange. <br />2. The plat is to be known as ENCLAVE AT NEW BRIGHTON EXCHANGE <br />TOWNHOMES. <br />3. The property is located within in the Northwest Quadrant redevelopment area, <br />generally north of I-694, west of Old Highway 8 NW, south of 14th Street NW, and <br />west of I35W. <br />4. The amended Final Plat does not entail any substantive changes, other than 2' shifts <br />in the property boundaries of Lots 7-11 and Lots 16-20, Block 1. <br />5. The lot layout was amended to achieve the desired staggering of the townhome units <br />themselves. <br />6. No other changes from the original plat known as ENCLAVE AT NEW <br />BRIGHTONE EXCHANGE 2ND ADDITION are proposed. <br />7. The Planning Commission held a public hearing on the amended Final Plat and all <br />persons were given the opportunity to be heard. <br />8. The Planning Commission reviewed the qualifications in City Code Chapter 26 <br />governing Final Plat approval and determined the amended plat remains consistent <br />with these criteria. <br />9. Section 26-41 of the City Code establishes the data necessary for a final plat, of <br />which the amended plat complies with. <br />Now THEREFORE BE IT RESOLVED, that based upon the above Findings of Fact the application <br />for an amended Final Plat (FP2015-003), to be known as ENCLAVE AT NEW BRIGHTON <br />EXCHANGE TOWNHOMES, is hereby recommended for approval consistent with the <br />following criteria: <br />1. With recorded plat is consistent with Exhibit H attached to the Planning Report dated <br />9/10/2015. <br />2. Compliance with the conditions of Resolution 13-076 and 15-011, unless otherwise <br />revised herein. <br />3. The Construction Compliance date shall remain as December 31, 2019. <br />4. Review and acceptance of the re -plat by the Ramsey County Surveyor. <br />5.
