Fences shal�-MU be wallowed by Special Use Permit as an aeeesser� <br />special use accessory to a permitted use or a principal special use if they satisfy the intent <br />of the Northwest Quadrant Framework Plan and the special uses standards found in Section <br />8-130. <br />Outdoor seating may be allowed as a Special Use accessory to as an aeeess <br />conjunc4ion wit a licensed food or drink establishment, provided: <br />A. A sidewalk area at least six feet wide is maintained free of seating, and; <br />B. An outdoor seating plan is prepared and approved by the City Council on the <br />recommendation of the city staff and Planning Commission, with the finding that the <br />plan will not compromise public health, safety, or welfare. (Ord. 748 4-27-2007.) <br />Principal Structures with front yard setbacks greater than 40 feet may be allowed b <br />Special Use Permit on any lot or within any Building Type in the NBB District provided it <br />meets the spirit and intent of the Design Framework and the special use standards of <br />Section 8-130 and provided other pedestrian -friendly design elements are incorporated into <br />the overall development. Such design elements include, but are not limited to, sidewalks, <br />trails and other pedestrian connections to neighboring developments, or amenities, plazas, <br />public ark, enhanced landscaVing and streetscapes, pedestrian -friendly ligating, on -street <br />Parking, ground level expression within the buildings architecture or signage, and <br />accommodation of alternative forms of transportation, such as bike racks. <br />c. 6-700. Permitted Accessory Uses. <br />Signs as regulated in this article. <br />Off-street parking and off-street loading as regulated in this article. <br />Classes or instruction associated with the products or services offered by any Permitted Use <br />or Special Use, provided such instruction is clearly secondary to the principal use. <br />Fences, as apffOved by i-al--U-s"efft+it- <br />25% of floor area may consist of clean room assembly, laboratories, and storage provided <br />such use is clearly accessory to, and secondary, to the principal use. <br />c. 6-710. Corner Side: same as Front <br />4. Rear: 15 feet minimum <br />D. Setback — Accessory Structure: <br />1. Front: At least 5 feet greater than Princinal Structure setback <br />2.
