<br /> <br />301 Walnut Blvd Rochester, MI 48307 248.601.4422 designhaus.com <br /> <br />October 26, 2016 <br />City of New Brighton <br />803 Old Highway 8 NW <br />New Brighton, MN 55112 <br /> <br />Attn.: Janice Gundlach <br /> <br />Re: New Brighton Simply Self Storage <br /> <br />Ms. Gundlach, <br /> <br />I have been informed by the project management team through the market research department at Simply Self <br />Storage headquartered in Orlando, FL, that a new, or soon to be opened self storage facility has appeared on the <br />radar within our New Brighton site's competitive market area. The size of this facility and its distance from our <br />facility has been studied. The resulting target leasable square footage for the Simply Self Storage building has <br />therefore changed to 30,369 square feet. This means that the building will need to be 40,436 gross square feet. <br /> <br />Furthermore, after reviewing the site plan that has been approved, it was my judgment and recommendation <br />that we return to a single story solution. To achieve the exact area needed, I have extended the building to the <br />south 15’4”. This change returns the building scope very close to the original single story solution and will not <br />impact the upscale materials or detailing that we have continuously proposed. <br /> <br />As I mentioned, this adaptation is based on proven metrics and will help ensure financial success and stability for <br />our facility. <br /> <br />The change also has no affect on the wetlands, landscape area, parking requirements, number of employees or <br />storm water flows. With this letter, I have enclosed a revised site plan package for your review, procedural <br />actions and your files. Please let me know associated departmental fees related to this request.
