Commissioner Deick asked if the original press box had a setback issue when originally constructed. Planning <br />Director Gundlach believed this was not a problem originally as the press box was not considered a structure, <br />but rather an addition to the bleachers. <br />Commissioner McPherson questioned if the bleachers were conforming. Planning Director Gundlach indicated <br />the bleachers were less than 30' from the property line. <br />Commissioner Danger inquired if the existing bleacher structure could support the weight and size of the new <br />press box. Eric Myer, Larson Engineering, reported new footings were being put in place to support the press <br />box and to comply with new building codes. He described how the new space would be used by the school <br />districts coaching staff. <br />Commissioner Danger asked if the new press box would have heat. Mr. Myer reported the structure would not <br />have heat, but would have electrical outlets to allow for small space heaters to be plugged in. <br />Chairperson Nichols-Matkaiti questioned if the press box would have additional loudspeakers. Ron Brogger, <br />Activities Director at Irondale High School, stated there would be no changes to the stadiums sound system. <br />Motion by Commissioner Deick, seconded by Commissioner McPherson to close the Public Hearing. <br />Approved 6-0. <br />Motion by Commissioner Danger, seconded by Commissioner Murphy, to approve staff <br />recommendation. <br />Approved 6-0. <br />(C) Simply Self Storage requests a Site Plan, Special Use Permit, and Nonconforming Use Permit to <br />allow construction of a one-story interior climate controlled storage building of approximately <br />45,000 SF at 251 5th Street NW. <br />Planning Director Janice Gundlach reported the applicant is requesting a Site Plan and Special Use Permit to <br />facilitate construction of a 45,500 SF interior, climate controlled self -storage facility at the existing Simply Self <br />Storage site at 251 5th Street NW. The site currently contains six buildings of self -storage garage structures. <br />In order to make room for the new structure, the existing northeasterly structure, measuring 351' x 31' or <br />10,951 SF, will be removed. This structure was chosen for removal as it has experienced structural failure and is <br />in need of replacement. A Site Plan is required in order to obtain a building permit for construction of new <br />buildings within commercial and industrial zoned property. <br />Planning Director Gundlach indicated the self -storage use is considered warehousing, which is a permitted use <br />under I — 1, Light Industrial zoning. At the time the use was originally approved, outdoor storage was a <br />permitted accessory use. In the late 1990's, outdoor storage as an accessory use was changed to a specially <br />permitted use. As such, the applicant is requesting a Special Use Permit to continue to store vehicles outdoors <br />on the site. The intent with the Special Use Permit at this time is to designate approved areas for the outdoor <br />storage of vehicles. <br />Planning Director Gundlach stated this property contains a large, green front yard off of County Road E2. The <br />' applicant's plans depict "pond by City". The City is in the process of reconstructing the City streets north of <br />B <br />
