Commissioner Danger questioned if the proposed pumps would also dispense diesel. Mr. Tobasi, the owner,
reported Minnoco would not offer diesel fuel. He explained Minnoco's main focus would be to push renewable
fuels. He noted Minnoco was a Minnesota based company.
Commissioner Deick inquired how often the fuel tanks would need filling. Mr. Puchtel estimated this would
occur twice a month. He described where the tanker would be located in order to fill the underground tanks.
Commissioner Deick asked if the existing tanks would be used. Mr. Puchtel explained the existing tanks would
not be disturbed. He was planning to double pipe from the existing tanks to the new islands.
Commissioner Frischman requested further information on the traffic flow through the property. Mr. Puchtel
stated he would prefer to see traffic enter the site from Old Highway 8 or Sixth Street. Further discussion
ensued regarding traffic flow through the site.
Motion by Commissioner McPherson, seconded by Commissioner Murphy to close the Public Hearing.
Approved 7-0.
Chairperson Nichols-Matkaiti questioned if the staff recommendation needed to be altered in any way given the
fact the canopy and pumps may be shifted to the north several feet. Planning Director Gundlach recommended
the language within Condition #1 be altered; adding language that states the pumps and canopy can be shifted to
the north to ensure adequate maneuvering was available around the southerly pump, so long as all setback
requirements were being met.
The Commission supported this recommendation.
Commissioner Deick wanted to see an adjustment to the curb cut near the sign at the southeast corner to allow
for better circulation of traffic through the site. The applicant supported this recommendation. Planning
Director Gundlach commented it would not be necessary to include language within the staff recommendation
regarding the curb cut because slight adjustments could be made without impacting the overall site plan.
Motion by Commissioner Murphy, seconded by Commissioner Deick, to approve staff recommendation
amending Condition #1 as discussed above.
Approved 7-0.
Other Business: None.
Adjournment:
Motion by Commissioner Miwa, seconded by Commissioner McPherson, to adjourn the meeting.
7 Ayes, 0 Nayes, Motion carried.
Meeting adjourned at 7:57 PM
Respectfully submitted,
W U- &a0 -u -
Janice Gundlach
Assistant Director of Community Assets and Development/Director of Planning
51
