<br />, If <br /> <br />RESOLUTION No. 96-035 <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />i' <br /> <br />Resolution MAKING FINDINGS OF FACT AND APPROVING PUD - 6, PHASE ONE. <br /> <br />WHEREAS, an application for a Planned Unit Development has been made by Industrial <br />, Equities Group: and <br /> <br />" <br />;1 WHEREAS, the procedural history of the application is as follows: <br /> <br />1. An application for a PUD was filed with the City of New Brighton on May 3, 1996. <br />2. The Planning Commission, pursuant to published and mailed notices, held a public <br />hearing on May 21, 1996, and all persons present at the hearing were given an <br />opportunity to be heard. <br />3. The City Council considered PUD-6, Phase One at its May 28, 1996, meeting. <br /> <br /> <br />Now THEREFORE BE IT RESOLVED, the City Council makes the following Findings of Fact in <br />, respect to PUD - 6, Phase One: <br /> <br />1. The subject site is zoned I-I, Light Industrial. <br />2. The overall PUD site is 13.6 acres in size with the Phase One site ofthe PUD being 4.95 <br />acres m sIze. <br />3. The subject site is also identified as the Brighton Corporate Park II site, part of a large <br />industrial park which the City began redeveloping in 1988. <br />4. The surrounding land uses include industrial uses to the north and west, railroad right of <br />way to the south, and 1-35W to the east. <br />5. The proposed PUD is consistent with the City's Comprehensive Plan which states the <br />subject site should be developed as an industrial park with clean, modern, and attractive <br />facilities, and further encourages the redevelopment of such marginally used industrial <br />areas with intensive industrial parks having a high level of aesthetic quality. <br />6. The building and site design for proposed PUD - 6, Phase One, would be compatible with <br />and compliment surrounding land uses. <br /> <br />BE IT FURTHER RESOLVED, the application PUD - 6, Phase One is hereby approved subject to <br />the following condition: <br /> <br />1.
