PLANNING COMMISSION PROCEEDINGS <br />Regular Meeting — September 19, 2017 7:00 p.m. <br />Present: Chairperson Erin Nichols-Matkaiti, Commissioners Nasreen Fynewever, Ben Jones, Dania Miwa, and <br />Melissa Murphy <br />Absent: Commissioners Steve Danger and Jeanne Frischman <br />Also Present: Janice Gundlach- Assistant Director of Community Assets & Development/Planning Director, <br />and Brian Strub-Councilmember <br />Agenda Review: There were no changes to the agenda. <br />Minutes from July 18, 2017: <br />Motion by Commissioner Miwa, seconded by Commissioner Murphy, to approve the July 18, 2017 <br />meeting minutes as presented. <br />Approved 5-0. <br />Council Action: Councilmember Strub explained the Council was currently working on the 2018 budget and <br />noted a preliminary tax levy and budget was approved on Tuesday, September 121H <br />Public Hearing: <br />(A) Heinen Contracting, acting on behalf of Tim & Shelly Rees, request a Special Use Permit to <br />construct a detached garage in excess of 624 SF at 854 7th Avenue NW. <br />Planning Director Janice Gundlach reported the applicant is requesting consideration of a Special Use Permit to <br />allow construction of a new detached garage in excess of 624 SF at 854 7th Avenue NW. The property currently <br />contains a single-family home with a 14' x 20' or 280 SF detached garage. The applicant proposes to demolish <br />the existing detached garage prior to constructing the proposed garage. The proposed detached garage will be <br />26' x 34' or 884 SF. All existing and proposed setbacks and accessory structure requirements of Chapter 4 of <br />the Zoning Code are met. It was noted the neighborhood had five other detached garages. Staff recommended <br />approval of the Special Use Permit, subject to the following conditions: <br />1. The garage is constructed consistent with the plans submitted and attached to the Planning Report. <br />2. The exterior materials and colors match/compliment the home. <br />3. No commercial or home occupation activity shall be conducted within the proposed garage or any other <br />accessory buildings on the property. <br />Commissioner Fynewever thanked staff for identifying the fact that there were five other detached garages in <br />the neighborhood. She asked when the applicant would begin construction on the garage. Tim Rees, 854 7th <br />Avenue NW, explained construction would begin as soon as he received all approvals from the City. <br />
