We are writing to request that a special condition be added to the permit for a charter school at the United Theological Seminary. We are requesting that the playground be moved to a different location than the current plan states. We are requesting that the playground be moved to one of two locations on the southwest side of the seminary. Refer to the attached map where we marked our suggestions. We are requesting a 220’ minimum distance between the playground and the adjoining backyards. We are requesting this change because: 1) The distance between our proposed southern location and the closest home is greater than the current proposed northern location (see photos using Google Earth Pro). The measurements we have provided show that the current distance is 135’ to 3029 Seminary Drive (the closest home). Our proposed location would be 198’ to the closest home (on Stinson). Please also consider that our proposed location is separated from homes by a busy street and the current location would be more obtrusive to the private backyards of the Seminary Drive homes. 2) We do believe the proposed playground will have a negative impact on the homes to the north of it. We would also like to note that the noise of the current playground would bounce off the tall seminary building towards the homes on Seminary Drive. This location is also located at the top of a hill where the noise will carry down to the homes. We are concerned that our property values and comfort and enjoyment will decrease as the privacy, safety and quiet will be reduced by the playground. 3) Our proposed locations are larger than the current location and would not require any change to the prairie grass area. See photos. 4) We understand our proposed area is near the bus route. We believe the playground could be fenced or rules could be set that there would not allow playground use during drop off and pick up. 5) The catch basin is not in the areas we propose. There are doors and sidewalks connecting to both of our proposed sites. In conclusion, we propose that the homes that have backyards adjoining to the playground have a minimum distance of 220ft from the playground. Our reasoning for this request is that we value the open, quiet, safe characteristics of our backyards. The current location of the playground will decrease our enjoyment of our backyards. Many of us purchased this property for these reasons.
