CITY OF NEW BRIGHTON <br />TUV SUD AMERICA, INC. <br />PROJECT NARRATIVE <br />April 21st, 2017 <br />Ryan Companies is proud to present the following project to the City of New Brighton. <br />Project Summary <br />The TUV SUD America (referred to as TUV) project team is proposing a 1-story, 37,000± <br />square foot building, which will act as a testing and certification facility. The building will <br />consist of office (12,600 square feet) and testing and certification space (24,000 square feet) <br />within the building. The proposed 4+ acre site will accommodate 101 parking stalls on site for <br />the first phase. The project team is also planning for an expansion of approximately 12,200± <br />square feet with a total of 139 total parking stalls on site. <br />Site Description <br />The proposed site is approximately located at the north east corner of Old Highway 8 and I-694 <br />in the City of New Brighton. The entire property is currently owned by the City of New <br />Brighton as part of the New Brighton Exchange redevelopment project. TUV would purchase <br />the 4+ acre site, which is a portion of Block D of the New Brighton Exchange. The site is <br />currently vacant. The project would include direct access off of 14th St NW and Northwest <br />Parkway. The cul-de-sac at the south end of Northwest Parkway will be extended to allow <br />access to the south parking and loading area. A sidewalk will be installed along the south curb <br />edge of 14th St NW that connects west to Old Highway 8. <br />Legal Description <br />A new property boundary will need to be platted. The property is proposed to be platted under: <br />NEW BRIGHTON EXCHANGE 3RD ADDTION. The preliminary and final plat documents are <br />included in this submittal package. <br />Tenant’s Intended Use of the Premises <br />The primary use of the building will be a testing and certification facility for TUV SUD <br />America. TUV is a business-to-business engineering services firm that provides international <br />safety testing and certification services. TUV will primarily operate during the normal business <br />hours of 6AM to 8 PM. There may be some additional overnight and weekend use. The first
