Signage <br />The current zoning allows for ground and wall signs in street-adjacent yards and on street facing <br />facades. This would include the north and east yards and building elevations. Also, Section 9- <br />120 allows for additional signs on building faces that do not front a public thoroughfare if they <br />can be seen from a public way that abuts the adjacent frontage, if setback and buffer <br />requirements are satisfied and if the sign does not exceed the size allowed for the adjacent <br />frontage. We are proposing a sign on the south side of the building since Central Park Blvd is <br />proposed to be expanded in the future along the south side of the site. <br />In an attempt to take advantage of the prime location of the site, nestled between I-35W, I-694 <br />and Old Highway 8, it is TUV’s intent to incorporate signage in two locations on the building’s <br />exterior (a total of 3 signs). Primary corporate signage will be located on both sides of the large, <br />blue fin wall perpendicular to the north facade. Signage in this location is intended to be <br />illuminated either internally or from the ground and will include the large TUV logo. These two <br />signs on either side of the fin wall are shown at 100 square feet each, which is well under the 405 <br />SF limit calculated per the lineal footage of the building. On the south of the building, more <br />corporate signage (sign design to be determined) will be placed above the entry and dock doors. <br />This sign on the south side of the building is shown at 144 square feet which is also under the <br />size limit. <br />Additionally, TUV proposes a monument sign located at the northwest corner of the site, just <br />west of the west site entrance. The sign will include a precast concrete or masonry base that <br />matches the main façade of the building and will incorporate a large panel of the corporate blue <br />color and the standard logo, company name and building address. The sign will be illuminated <br />internally or from ground mounted lighting. There will be two directional signs for traffic <br />wayfinding around the property, one located at the northeast corner of the site and one located <br />just north of the truck entrance along Northwest Parkway. The final sign designs are not set at <br />this point, but they will adhere to the current zoning restrictions. We feel that these signs are <br />architecturally appropriate in size and style and help accent the building elevations. <br />Parking Requirements <br />The site plan includes 101 car parking stalls on site with 38 future stalls. There are 25 street <br />stalls available for TUV’s use along 14th Street NW and Northwest Parkway for a total available <br />parking count of 164. We calculated the appropriate numbers for the parking requirements on <br />the site below based on the City of New Brighton Parking Standards code. <br />Office/warehouse (30% or more office) 1 stall per 300 SF <br />Required Parking Phase I: <br />Office/warehouse (30% or more office; 1 stall/300 SF) 37,000 SF = 123 Stalls <br />Provided: 101 On-Site Stalls <br />25 Off-Site Stalls (street parking) <br />Total 126 Stalls
