Staff finds this criterion to be met as the majority of the area consists of industrial <br />warehouse uses. <br /> <br />c. That the establishment of the special use will not impede the normal and orderly <br />development and improvement of the surrounding property for uses permitted in the <br />district. <br /> <br /> Staff finds this criterion to be met. The entire area is fully developed and the antenna <br />installation should not impact the uses permitted in the area. <br /> <br />d. That adequate utilities, access roads, drainage and/or necessary facilities have been or <br />are being provided. <br /> <br /> Staff finds this criterion to be met. T-Mobile will utilize the existing access road up to <br />the water tower and the existing water tower entrance door. In addition, the base <br />station equipment will be located on an existing slab. <br /> <br />e. That the special use shall, in all other respects, conform to the applicable regulations <br />of the district in which it located. <br /> <br /> Staff provided an analysis of compliance with all other aspects of the Zoning Code <br />within this report and thus finds this criterion to be met. <br /> <br />Staff finds all standards of Section 8-130 to be met. <br /> <br />In conclusion, staff finds all special use standards of Section 4-600 (2) & (4) and Section 8-130 <br />to be met. <br /> <br />STAFF RECOMMENDATION <br />Adopt the Resolution provided recommending approval of the Special Use Permit, as submitted. <br /> <br /> <br /> <br />Mark Andrle, Community Assets & <br />Development/GIS Specialist <br />
