Minor Subdivision, SUP, and Site Plan Review; Silver Lake Smile <br />City Council Report; 8-28-18 <br /> <br /> <br />Page 3 <br />Notable Code <br />Definitions: <br /> FLOOR AREA RATIO (F.A.R.): The ratio of the gross area of all buildings on <br />a lot to the area of the lot. For example, on a 10,000 square foot lot with a .3 <br />F.A.R., buildings with a gross floor area up to 3,000 square feet can be <br />constructed-(10,000 square feet x .3 = 3,000 square feet). <br /> SUBDIVISION. A parcel of land divided into smaller parts such as blocks or <br />lots, or a tract of land which is re-divided after the first division. <br /> <br />Applicable <br />Codes: <br /> Chapter 5, Article 3, B-3 District. <br />Rules regulating uses within the City’s General Business District. <br /> Chapter 5, Article 6, General Requirements in a Business District. <br />Outlines general performance standards for all construction in business districts. <br /> Chapter 5, Article 7, Palmer Drive Overlay Area. <br />Overlay regulations to promote infill redevelopment through optional <br />development standards rather than standard zoning. <br /> Chapter 26, Section 18: Minor Subdivision <br />Allows the City Council to exempt the applicant from a full platting procedure in <br />the case of a subdivision that is small in size which is situated in a location where <br />conditions are well defined. <br /> <br />Applicant’s <br />Narrative: <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />David Ong’s current practice is located about 500’ feet south of this proposal, at 1125 Silver Lake <br />Road NW. He desires to move and expand his practice to the proposed site. Initially he will occupy <br />roughly 60% of the building, the remaining portion may be sub-leased to another business entity - - <br />this space is also available to Silver Lake Smile if they choose to expand their business to <br />encompass the entire building in the future. <br /> <br />The building is placed to create a presence along Palmer Drive, the architecture and landscaping <br />will be on display more than parking accommodations, [which is located “behind” the building to <br />the North]. To add to this visual presence we are proposing a translucent building “skin” that is <br />pulled away from a building “core”. Our “core" structure is a metal clad building that is a contrasting <br />color from it’s adjacent “skin”. The windows set within the Core will match the siding color. This <br />layering of object and translucent material adds a dynamic experience to people passing by this <br />building. <br /> <br /> <br /> <br /> <br />
