<br /> <br />He commented the water treatment plant was operational and noted the City would be <br />switching back over to New Brighton water at the end of September. He explained the Council <br />has been discussing the 2019 budget and was proposing a 10% tax levy increase. <br /> <br />VI. Business Items <br /> <br />A. New Brighton Exchange – Updates from Barr Engineering, Colliers International, and Ryan <br />Companies <br /> <br />Gozola stated representatives from BARR Engineering, Colliers International, and Ryan <br />Companies were present to provide updates on all aspects of the New Brighton Exchange. <br />Commissioners were encouraged to take advantage of the opportunity to ask any questions <br />about the on-going development, or to discuss potential future users for the remaining vacant <br />land. <br /> <br />Dan Federer, BARR Engineering, introduced himself to the EDC and explained he assists the City <br />with environmental issues during the redevelopment of New Brighton Exchange (NBE). He <br />commented on the history of the development and described how the City had cleaned the site <br />for future development. He reviewed photographs of NBE over the past 10 years and described <br />the monitoring system in place on the old Miller dump site. He commented on the challenges <br />of developing Lots E and B. <br /> <br />Dan Mueller, Ryan Companies, introduced himself to the EDC and reported he worked recently <br />with TUV SUD and CSI to complete their projects. <br /> <br />Lewis Rayez, Colliers International, introduced himself to the EDC and provided the group with <br />an office market update. He explained there was a growing need for tech/flex space. He <br />commented on the types of development that could locate on Lots E and B. He reported on the <br />Twin Cities office market needs and discussed how the economy was rebounding. He described <br />the office and demographic flight to the core that was occurring to downtown Minneapolis. He <br />commented on how a build-to-suit office building could look within NBE. Several concept plans <br />for Lots E and B were reviewed with the EDC. It was noted the parking on the site was a huge <br />asset. <br /> <br />Discussion included: <br /> The potential of having a hotel on NBE was discussed. <br /> A brief update was provided on the dump monitoring that has occurred by the MPCA. <br /> The economics and environmental issues facing Lots E and B were discussed in further <br />detail. <br /> The TIF available for the development of Lots E and B was reviewed. <br /> The Commission supported the City being open to any type of development on Lots E <br />and B. <br /> <br /> <br /> <br /> <br />
