STAFF PLAN W/ CONSIDERATION OF THIS LOT <br />•The EDC, Council, Citywide Survey, and Comp Plan engagement indicate <br />affordable housing for family and senior as a strong need, balanced with a <br />for sale produce in Pulte. <br />•Traffic study will be conducted, and collaboration with Ramsey County on Old <br />Highway 8 needs to happen sooner (ie traffic signal and future road diet) <br />•Sidewalk should be considered on west side of 8th Avenue to get peds to <br />traffic signal <br />•Entry to the site is preferred as is, adding a right in/right out to Old 8 will be <br />problematic with County, adding entrance to 7th Street on North will anger <br />neighbors.I might suggest an emergency vehicle entry/exit as a possible <br />beefed up trail section <br />•If we shift the layout of Pulte Units and the public space, it seems more <br />inclusive for the neighborhood.It also provides a buffer to the height of the <br />Pulte townhomes.I suggest screening with plantings and a berm, which will <br />also keep the play area a safer distance from the traveled roadways.
