Tim and Anne Miller family <br />1244 Long Lake Road <br />New Brighton, MN 55112 <br />Residential Special Use Permit Narrative <br /> <br />1. We have a need to store two large trailers/vehicles and other misc storage, for residential use, <br />and propose to build a detached garage in the backyard of our relatively large New Brighton lot. <br />2. Storage would include a 24’ pontoon that has total length of roughly 33’ (including motor and <br />trailer), and large, heavy duty utility / dump trailer. <br />3. There is no feasible means to contain both vehicles in the standard detached garage footprint, <br />and thus requires a special use permit to fit in each dimension. The 25’ wide by 35’ deep will <br />accommodate this while allowing an average person to walk around the vehicles and minimize <br />the likelihood of damage towing them in and out of the garage. <br />4. After the backfill of the site in the 100 yr floodplain, the only non-conformity of the building <br />itself is the size – all other aspects meet all zoning and code requirements. The size delta is <br />roughly four feet in each direction. <br />5. After completion, the total garage size will equal 1,598 sq ft (less than the 1,664 sq ft <br />requirement). <br />6. The alternative to this is storing these relatively unsightly vehicles in the backyard in the same <br />location, which is obviously less preferred for all. They are / will be exposed to weather and UV <br />radiation, and be generally unsightly. They do not fit in my existing garage spaces. <br />7. All use of the building will be storage of personal belongings; no commercial use or living space <br />will exist there. <br />8. Exterior materials will exactly match the main house structure. <br /> <br />9. Most importantly: I have met with my neighbor to the north, Andra, to ask for her preference of <br />where she’d like it located, and moved it from my originally planned location by 15’ to the <br />southeast to accommodate her wishes. It will be over 11’ from the lot line, compared with the <br />minimum 5’ setback. This is the furthest I can realistically move it while still enabling <br />maneuverability of trailer and tow vehicle. <br /> <br />I request that this special use permit be granted to be able to build a structure that will store my <br />recreational vehicles to be free from theft, damage, and the elements. <br /> <br />Sincerely, <br /> <br /> <br /> <br />Tim Miller <br />Homeowner <br />
