Special Use Permit Criteria Worksheet <br /> <br />A special use permit cannot be approved unless the Planning Commission and City Council find that the <br />following criteria have been met. Please provide a response on how/why your project meets the below <br />stated criteria. Use additional sheets if necessary and consult with the Planning Director at the time of <br />your Pre-Application Meeting as some items may not be applicable for your project. <br /> <br />1) That the establishment, maintenance, or operations of the special use will not be detrimental to or <br />endanger the public health, safety, morals, comfort or general welfare. <br />Pike Lake Education Center is an existing school facility that is a specially permitted use within <br />the City of New Brighton. The proposed building addition will be constructed to meet the <br />district’s future enrollment needs. The building addition and surrounding site improvements <br />will not endanger the public health, safety, morals, comfort, or welfare of the community. <br /> <br />2) That the special use will not be injurious to the use and enjoyment of other property in the immediate <br />vicinity for the purposes already permitted, not substantially diminish and impair property values <br />within the neighborhood. <br />The proposed building addition has been designed to match the materials of the existing <br />building. With this building addition, the adjacent residences and neighborhood will not see <br />impairment to their property values. <br /> <br />3) That the establishment of the special use will not impede the normal and orderly development and <br />improvement of the surrounding property for uses permitted in the district. <br />The surrounding properties adjacent to Pike Lake Education Center are fully developed <br />residential neighborhoods. The proposed building addition should not have any effect on the <br />development and improvement of the surrounding property. <br /> <br />4) That adequate utilities, access roads, drainage and/or necessary facilities have been or are being <br />provided. <br />The existing Pike Lake Education Center building is approximately 82,144 square feet. The <br />proposed, two classroom, building addition will be 3,022 square feet and be located on the south <br />side of the school. The change to site access, drainage, and/or other necessary facilities will be <br />insignificant. <br /> <br />5) That the special use shall in all other respects conform to the applicable regulations of the district in <br />which it is located. <br />As mentioned, Pike Lake Education Center is an existing facility that conforms to the <br />applicable regulations within the city. The proposed building addition project will not alter or <br />modify the facility’s current use.
