3-20 New Brighton Comprehensive Plan | 2040 DRAFT <br />eXIStING LaND USe <br />Table 3-1, identifies existing land uses within the City, the overall acreage devoted <br />to the land use types, and the percent total of the City each land use represents. <br />Please note that all acreages are “net” meaning arterial rights-of-way, water bodies, <br />wetlands, and public parks have already been removed. <br />Residential <br />New Brighton is primarily a residential community with 1,850 acres (33% of its land <br />area) devoted to housing. Only 4% of the City’s land is occupied by multi-family <br />units, which suggest that the City is overwhelmingly a single-family community. The <br />present densities for existing (built) single-family housing generally range from 2 to 4 <br />units per acre. Multi-family housing ranges from a density of 6 units per acre to more <br />than 12 units per acre in some places. And notably, the City of New Brighton has a <br />total of 362 manufactured homes within two (2) manufactured home parks covering <br />just over 46 acres (density of 7.7 units per acre). <br />There will not be a significant change in land area committed to residential uses <br />except within the Old Highway 8 corridor where redevelopment offers opportunities <br />to increase lifecycle housing as part of future mixed-use developments. Beyond that, <br />changes in residential use areas will largely be limited to infill housing on individual <br />lots and maximization of under-developed parcels. <br />Table 3-1.
